Up to $126,526 (fiscal year 2026) to buy or change a home for a severe service-connected disability. Many eligible veterans never apply.
VA pays grants, not loans, to help severely disabled veterans buy, build or change a permanent home so they can live in it independently. You do not pay it back. There are two main grants: Specially Adapted Housing (SAH) and Special Home Adaptation (SHA). A third, the Temporary Residence Adaptation (TRA) grant, covers changes to a family member's home where you are living for a time, and you must qualify for SAH or SHA first. My page on the smaller HISA grant is a different benefit; this page is about the big ones.
| Grant | Maximum |
|---|---|
| SAH | $126,526 |
| SHA | $25,350 |
| TRA if SAH-eligible | $50,961 |
| TRA if SHA-eligible | $9,100 |
You can use grant money up to 6 different times over your lifetime, until you reach the maximum. Unused amounts carry forward, and the maximum is adjusted each year based on construction costs.
